Ghent, Belgium – 26/04/2024 – Alides, the Belgian real estate developer and investor, announces yet another significant milestone with the European Commission. Today, the Commission signed an 18-year usufruct agreement on the redeveloped Montoyer 34 office building, marking a new sustainable chapter for this prime location in the heart of Brussels’ European District.
From Acquisition to Sustainable Transformation
Alides acquired Montoyer 34, a nine-story building originally offering 12.500 m² of office space, in 2021. In 2022, the developer and investor embarked on a complete transformation project, aiming to create a state-of-the-art circular ESG development, fully compliant with the European Green Deal. Upon completion of this ambitious project the total office space will have increased to 14.262 m².
Montoyer 34 is being redeveloped according to the highest environmental standards. Targeting BREEAM Outstanding certification and CO2-neutrality, the project prioritizes renovation over demolition, thus significantly reducing its carbon footprint. The advanced circular approach enables a 50% reduction in the embedded carbon footprint compared to similar new developments. The innovative architectural design of the acclaimed architects Office KGDVS & LD2, follows a “form follows function” philosophy creating a sustainable building that maximizes user comfort, while recycling the existing building structure. The distinctive architectural language of the façade of Montoyer 34 will become a landmark in the European district.
As a result of these efforts, Alides was able to secure a Green Loan from their partner bank BNP Paribas Fortis, a recognition of their strategy.
Prime Location, Excellent Connectivity
Rue Montoyer, the street closest to the European Parliament within the European District, is an exceptional location, offering excellent public transportation access, with Trône metro station and Luxembourg train station at walking distance and with easy access to Brussels South Station, with its international connections. This central location aligns perfectly with Alides’ strategic focus on prime locations.
Building on a Strong Track Record
Following the Copernicus-deal with the European Commission in 2021 and the sale of the Joseph II building to The Slovenian EU Representation in 2022, this transaction further strengthens Alides’ position as a leading real estate developer and investor in the European district. The next step in Alides’ impressive growth is the delivery, by the end of 2025, of the fully renovated and highly sustainable C44 building, located at number 44 in the rue du Commerce.
