Alides accomplishes top deal in Luxembourg
Alides REIM NV, Belgian real estate investor and developer, announces the sale of the share capital in its subsidiary Alides Lux SARL, owner of Espace Kennedy B. The buyer is SCI Pension Plus, a French institutional investor managed by LaSalle Investment Management, who also managed this transaction process.
Espace Kennedy B is one of the most coveted office buildings situated in the heart of the main business district Kirchberg, in the city centre of Luxembourg. The prestigious building accounts for about 5,850 m² of office space and five underground parking levels, and is situated on the Avenue John F. Kennedy, the main street connecting Kirchberg directly to the city centre of Luxembourg.
Alides purchased this crown jewel in June 2018. Even during the thorough renovation of the vacant building, Alides succeeded in renting the office out for 100%, with one of the most valuable companies in the world as the main tenant. Through the deal with SCI Pension Plus, Espace Kennedy B leaves the investment portfolio of the family group only two years after its purchase, but not without a strong return.
“With this deal and being an ambitious growth company, we want to continue to focus on the Luxembourg real estate market and on new strategic acquisitions and developments. We are aiming for strong urban locations in the Benelux and Poland, where the creation of added value or possibilities for reallocation will get our focus.", said CEO Rikkert Leeman.
In the rue de la Loi in Brussels, Alides REIM NV is developing the brand new state-of-the-art office building Copernicus, a tower of 55 metres high with 14 storeys, which accounts for 15,000 m². The completion is foreseen early 2021.
Building project Forum/LUX, a mixed project of 20,000 m² of offices and 27,000 m² of residential real estate in Ghent, is being commercialised and will further be finalised. On 13 July 2020, Alides REIM NV will move to its brand new headquarters on this site.
With the abovementioned transaction, Alides confirms once again its dynamic and hybrid profile as an investor and developer. The financial clout of the group is reinforced and supports the realisation of ambitious prospects in the future.
