Double win for Alides on the Brussels office market
Real estate investor and developer Alides has acquired the office building on the rue du Commerce 44 from the Republic of Slovenia in exchange for the building located Joseph II 12-16, whereby it completes two striking transactions in the heart of the Brussels European District.
Deal with Slovenia
Alides acquired the shares of the company Joseph II 12 SA, owner of the office building at rue Joseph II 12-16, from Patrizia in 2020. The building which housed the services of the European Free Trade Association (EFTA) until last year, has now been sold to the Slovenian government. The building comprises 6 floors, for a total of 3.013 m² of office space and 23 underground parking spaces. As from the last quarter of 2023 the building will serve as the new home for the embassy and the consulate of the Slovenian Republic. The extensive renovation works towards a sustainable, BREEAM Excellent certified, new office building have already started.
Yet another strategic position in the European District
With the purchase of rue du Commerce 44 Alides in turn acquires a strategic location. This office building has a surface of 3.336 m² and 62 parking places. The project is baptized ‘Commerce 44’ and the building permit has already been submitted. “This state-of-the art project will comply with the latest regulations in terms of sustainability. With its magnificent situation in the administrative centre of Brussels and Europe, this office building offers an exceptional opportunity for organisations and companies which are searching to settle here,” according to Rikkert Leeman, CEO of Alides.
No financial details of the transaction were disclosed but both parties emphasize their exceptionally efficient and smooth cooperation. After Square de Meeûs, Oxygen, Copernicus (usufruct European Commission), Joseph II 12-16 and Montoyer 34 this acquisition represents Alides’ latest strategic investment in the European District.
