Alides Polska acquires its first investment in Warsaw
Alides Polska, subsidiary of Alides REIM, the Ghent (Belgium) based property developer and investor, acquired on December 22nd a property with a total surface of 3 250 m2, located on a prime location in Warsaw's Wola district.
Following the previous purchases of the Imperial Shipyard site in 2017, together with Revive, and the Waterside office complex in Gdansk in 2021, it’s Alides' third investment in Poland. The purchase of the property in Warsaw at 53 Karolkowa Street is another step implementing the development strategy of the family-owned group, which focuses on acquiring top strategic locations with long-term potential, this in central cities both in Belgium, Poland and Luxembourg.
Alides enters Warsaw
"After Gdansk, the time has come for Warsaw", says CEO Rikkert Leeman. "We are starting our presence in the capital at Warsaw Wola. It is a medium-sized plot perfectly located near the city centre and the Rondo Daszyńskiego A-class office HUB. In short, as a first acquisition in the capital, the location fits perfectly with our business plans.", Leeman adds.
Alides intends to develop a brand new apartment building with 105 units on the purchased site, with service units on the ground floor and an underground car park. Great attention will also be paid to the green surroundings around the new development, which will be landscaped in accordance with the recently adopted local zoning plan
AAA location
The purchased property is located on Karolkowa Street, where the street ends at Solidarności Avenue. The area has excellent accessibility. Trams and buses are available in the immediate vicinity, and the Central Railway Station is approximately 16 minutes away by tram. The largest complex of A-class office buildings clustered around Daszyńskiego Roundabout and along Kasprzaka Street can be reached in a 15-minute walk. The multifunctional neighbourhood offers a wide range of services such as grocery shops, kindergarten, primary school, fitness club, health centre, restaurants, … . With the Warsaw Uprising Museum as an example, there is also no shortage of tourist attractions.

Alides Polska acquired the property from Sono Development II Mako Investment with the support of law firm Sadkowski and Partners. The service was led by the law firm's partner Mariusz Kowolik and performed by Jacek Ziembiński with the support of the team: Barbara Hornowska and Dominika Kaczmarek. The purchase price will not be disclosed.
