Gdańsk, Poland – November 12, 2024 – The announcement of the first residential project in the most historic part of the former Gdańsk shipyard is now a reality. Stocznia Cesarska Development Sp. z o.o. has received the building permit for the first residential phase, with construction set to begin in 2025.
Stocznia Cesarska was previously awarded for the revitalization of two historic buildings. With the approval of this permit, it now embarks on a new chapter in its rich history. The residential development will breathe new life into the former shipyard, upgrading and modernizing the existing industrial heritage.
“This is a historic moment for an area with exceptional heritage, one that has been waiting for a new purpose for many years. Today marks the beginning of a new era in its revitalization!” says Jadwiga Kosińska, Project Director, responsible for securing the first residential building permit for the site.
“Due to unforeseen circumstances, obtaining the necessary approvals took longer than originally planned. However, our determination and commitment have ensured that we can now proudly say: the shipyard will transform into a residential area. We are giving this space a new future, making it not only an important part of the city once again but also a beloved place at the heart of its residents,” says Rikkert Leeman, CEO of Alides.
This new development will include five buildings, with the historic ‘Formiernia’ building set for restoration. After restoration, it will become the first true loft building in the Trójmiasto region, with unique historical significance.
In 2025, the commercialization of 388 apartments and 34 commercial spaces will begin, some of which will be suitable for hospitality. The new buildings will range from four to six floors, maintaining the scale of the central area of the site. The apartments will be sized primarily targeting private buyers. The main access to the site will be via Popiełuszkistraat, leading to an underground parking garage with 412 parking spaces, including 19 for people with disabilities.
“We were previously involved in the revitalization of two historic buildings on this site, but creating and integrating new buildings into the post-industrial environment posed new challenges,” says Jakub Bladowski, owner of Roark Studio. “It was essential for us that the new buildings serve as a backdrop to the monuments, while simultaneously complementing them, ensuring the unique atmosphere of the shipyard is preserved. The urban plan for the project is strongly connected to the locations of the old halls, while the architecture modernly reflects their scale and character.”
“The interest from potential buyers is enormous,” says Agnieszka Braun, Leasing Manager at Stocznia Cesarska Development. “Since the announcement of the plans in 2018, we have been receiving weekly inquiries for the apartments. This is, of course, very encouraging and shows that our vision is being well received by potential buyers.”
