Brussels, 20 February 2025 – Real estate developer and investor Alides takes another step in its efforts to redevelop strategically located offices in Brussels, by concluding a purchase and sale agreement with the General Pharmaceutical Association to acquire its office building at Stevinstraat 137, at the heart of the European quarter in Brussels.

The General Pharmaceutical Association (Algemene Pharmaceutische Bond – APB) is presently renovating its head office at Archimedesstraat 11, where it intends to centralise the totality of its activities by early 2027. After the move, Alides will finalise the purchase of the Association’s building at Stevinstraat and redevelop it before putting it back on the market.
Sustainable renovation at a prime location
Stevinstraat 137, located adjacent to the Polish Embassy and near the Norse Embassy and the Schumann roundabout, consists of 3,863 m² of office space on five floors and 32 underground parking spaces. Alides has submitted a building application to the City of Brussels for a thorough, energetic renovation that will increase the office floor space by 4,028 m² and create seven additional parking spaces. Planning permission is expected to be granted by the end of 2025.

Circular transformation following Alides’ strategy of upcycling
Following Alides’ sustainable development vision, the former laboratory building will undergo a comprehensive transformation into contemporary, bright, energy-efficient, BREEAM Excellent-certified offices. This fits with Alides’ upcycling strategy, where existing buildings are redeveloped to extend their lifecycle and minimise their ecological impact.
The project is a collaboration between Alides and a team of specialised partners: LD2 Architecture (architecture), Group D (stability), Detang (techniques), D2S International (acoustics), Bopro (BREEAM-certification), Ad-Vista (environmental coordination) and Eco-Scan (ecology). On the buy side, independent consultant Richard Ray managed the transaction.
Expansion of the portfolio in the heart of Brussels
With this transaction, Alides further strengthens its position as a leading real estate developer and investor in the European Quarter. Other Alides projects in the immediate vicinity include Copernicus (fully commercialized to the European Commission), Joseph II – 12 (recently completed and handed over to the Slovenian embassy), Montoyer 34 (a state-of-the-art office project set for completion this year and leased to the European Commission for 18 years), Science 11 (office building redevelopment in preparation), and Commerce 44 (an ultra-sustainable redevelopment project scheduled for delivery at the end of 2025 and currently in the sales phase, www.c44.be).
