Alides, the Belgian real estate developer and investor, proudly announces the provisional acceptance of the landmark Montoyer 34 redevelopment project. This milestone marks the successful completion of one of Brussels’ most ambitious real estate upcycling projects, soon to become the new office of the European Commission in the heart of the European District.

From sustainable vision to delivered landmark
Following the signing of the 18-year usufruct agreement with the European Commission in April 2024, Alides has now reached provisional delivery of Montoyer 34, a key step toward occupation of the 14,262 m² building.
The project represents a model example of sustainable transformation, prioritizing renovation over demolition and achieving an estimated 50% reduction in embedded carbon compared to traditional new construction.
By retaining the existing structure, adding a lightweight metal extension, and creatively reusing materials from the former façade as terrazzo finishes in the new entrance hall, Montoyer 34 exemplifies circular design in action.
Designed by OFFICE Kersten Geers David Van Severen and LD2 Architecture, the project combines architectural excellence with environmental responsibility. Its distinct façade and refined interior spaces create a new architectural landmark in the European Quarter, meeting BREEAM Outstanding standards and aligning fully with the European Green Deal objectives.

Situated on Rue Montoyer, a prime location close to the European Parliament, the building enjoys exceptional connectivity and accessibility. With nearby access to Trône metro station and Luxembourg train station, Montoyer 34 offers unparalleled convenience in the heart of Brussels’ most strategic institutional district.
